Anna Lemańska-Majdzik, Piotr Tomski - The identification of the success factors of an enterprise on the real estate market. The case of real estate brokerage

The paper presents an analysis of the success factors perception regarding service companies which are focused on providing services in the area of real estate brokerage. Services in real property brokerage may be considered as the ones playing a vital role for the functioning of the real estate market. The element intensifying competitiveness on this market and, simultaneously, the one stimulating the pursuit of the increase in competitiveness of the enterprises functioning (providing services) seems to be the change of laws regulating the performance of the job of a real estate agent. In these specific conditions the identification of success factors of the companies on the real estate market plays a special role for their further functioning and development

Piotr Mika - Changes on the single-family homes market in the years 2003-2012 in the districts of Krakow and Wieliczka

The article contains an analysis of one of the segments of the housing market in the area near Krakow which includes the single-family homes market. The study covers sale transactions concluded in the area of the districts of Krakow and Wieliczka during the period from 2003 to 2012, and contains information on the number of transactions, trading volume and transaction prices in the particular municipalities. The subject of the analysis is also the parties of the transaction of the analysed the real estate market.

Sebastian Kokot, Marcin Bas, Małgorzata Nega - An analysis of changes and structure of vacancy rates of commercial premises in Szczecin

This article presents the results of the vacancy rate research of commercial premises in downtown of Szczecin in the years 2011 and 2013. It has been shown that vacancy rates are characterised by a large variation in the location of the premises on different streets and location of premises in buildings as well as changes over time.

Robert Zygmunt, Michał Głuszak - Determinants of the Forest property management in Poland

The article discusses the problem of the management of the forest real estate in Poland. The main focus has been put on the properties owned by The State Treasury and administered by The State Forests National Forest Holding. The purpose of the article was to define the economic challenges of effective forest property management which does not involve completion of statutory duties. In addition, the basic institutional and legal barriers to the effective management of property entrusted with authorized entities have been identified.

Andrzej Jaki - Value-based management – a systemic concept of management

The value-based management concept assumes aware inspiring, undertaking and implementing actions focused on an increase in the value of an enterprise or another entity the functioning of which is connected with permanent strive for the multiplication of its market value. Therefore, it applies to the functioning of enterprises, strategic business units, economic projects and real estate. The concept brings a need for a comprehensive approach via creating a complex systemic structure of management focused on the multiplication of value. For this reason, the value-based management system is of key significance for the effective multiplication of the invested capital value. The article presents the assumptions, the essence and the components and mechanisms of the system functioning as the holistic approach, integrating the static representation with the dynamic (process) representation.

Krzysztof Drachal - A supply-demand model of real estate prices

The aim of this paper is to answer the question whether a simple supply-demand model is capable of explaining changes in real estate prices between the years 2006 and 2013. Furthermore, modifications taking into account the process of the so-called partial adjustment have been considered as well. The research covers the Polish market with respect to different voivodeships.

Łukasz Damurski, Piotr Laskowski - How planning decisions impact real estate property values (as exemplified by Oborniki Śląskie municipality)

Planning documents define the possible functions of particular land and therefore determine the market potential and the value of real estate properties. This paper aims to identify the relationship between the stages of the planning process and the price of property. As an example, here served Oborniki Śląskie in Lower Silesia voivodeship. The different functional areas designated in this municipality, compiling data on the number of transactions and on the average price in the purchase / sale transactions per 1 m2 of land for the last 10 years have been analysed. The results of this study show some visible changes on the real estate market that can be associated with the adoption of particular planning documents.

Aleksandra Zimoch - Real estate as pension’s security

The problem of failure of the pension systems can be solved by individual insurance. Due to the frequent occurrence of the phenomenon of asset rich, but income poor, this insurance can take on a form of a real estate property. Efforts aimed at transforming the capital raised in the form of assets into liquid funds led to the equity release market. The equity release market offers financial products in two models: reverse mortgage and home reversion. The decisive factor in the functioning and development of the equity release is the amount of benefits that retirees can obtain as a result of equity release transaction. The amount of benefits depends on the real estate market. The real estate market situation effects both the value of the property (as security for the elderly benefit payments) and the amount of costs of equity release markets transactions.

Michał Balicki - Foreign direct investments in the development of innovative areas of Podkarpacie voivodeship

The purpose of this article is to evaluate the role of foreign investments in the development of innovative areas of the Podkarpacie voivodeship. The article presents the information regarding the structure of foreign investments in the voivodeship. Additionally, it analyses their size taking into account the investments in special economic zones, such as: industrial parks and technological-industrial clusters, which are becoming a key factor in the innovative development of the Podkarpacie voivodeship.

Mateusz Gonet - Dispute resolution in construction matters – arbitration

Construction is one of the largest but also one of the most difficult sectors of the economy. Disputes arising in connection with construction projects are very complicated ones which causes that their solution is a time-consuming process and, consequently, contributes to the delay of construction projects, exposing both the investor and the contractor to huge losses. For this reason, an entrepreneur in the construction industry should adopt such a mode of dispute resolution which will allow for the swift and deformalised solution. This article aims to present the most common causes of disputes in the construction matters and characterisation of one of the alternative ways of solving them, that is the arbitration proceedings.
