EDITORIAL
In the current issue of the “World of Real Estate Journal” quarterly, we present five articles that have been prepared by authors from various domestic and foreign academic circles. This gives us the opportunity to look at issues raised from the perspectives of various conditions that accompany the transformations on the real estate market and regional development that we deal with in Italy, Poland, and Ukraine. The real estate market and the urban and regional development are two thematic areas within which the articles presented in this issue can be found.
The issues of contemporary challenges in the real estate market were first presented from the perspective of an analysis of the residential real estate market in Poland and Ukraine. Piotr Bartkowiak and Łukasz Strączkowski analyzed the local housing market in Poznan for this purpose during the period of 2015-2019. Their article focuses on studying the preferences of buyers in the context of developers’ offers and the development of real estate market prices. They also identify the mismatch between the supply offer and the expectations and preferences of potential apartment buyers. The characteristics and conditions of the development of the residential real estate market in Ukraine are presented by Oleksiy Druhov. The author focuses on an analysis of the attractiveness of this market from the point of view of foreign investors. It highlights both the potential benefits of this type of investment and the threats that result from the still very volatile and unstable economic and political situation in the Ukrainian economy. The issue of the commercial real estate market in Poland is the subject of an article by Michal Gluszak. He draws attention to the important fact today that the challenges of sustainable development also have a significant impact on the real estate market. In this context, he emphasizes the importance of green innovations as a determinant of the development of the commercial real estate market in the largest Polish cities.
The urban and regional development, which is the second thematic area of considerations in this issue of the WoREJ, has been presented through the prism of research conducted by Ukrainian and Italian authors. Ganna Duginets and Larysa Sarkisian analyze the impact of environmental conditions on the strategic planning processes in global cities that are located on different continents. Modern governance practices aimed at increasing the investment attractiveness and competitiveness of these cities should be oriented toward the implementation of a sound environmental policy that will improve the health and well-being of their populations. Nowadays, the sustainable development of regions is significantly determined by the proper development of tourism. Italian researchers Tindara Abbate, Patrizia Accordino, Raffaella Coppolino, Elvira Tiziana La Rocca, and Daniela Rupo emphasize the importance of developing accessible tourism startups for shaping regional sustainable development in Italy. In this context, three different categories of “access gain” are considered: physical, cultural, and health-related – all of which are suitable for increasing regional sustainable development.
As a thematic issue editor, I am convinced that the issues raised by the authors will be welcomed by and attractive to the readers of our quarterly.
