EDITORIAL

We strongly believe that this issue offers an interesting blend of papers that combine both scientifically and practically interesting problems of the real estate and urban development. The manuscripts in this issue include five texts from different academic centres in Poland (University of Szczecin, Cracow University of Technology, West Pomeranian University of Technology in Szczecin, SGH Warsaw School of Economics and Cracow University of Economics), and can be grouped into four categories.

Iwona Foryś, Mirosław Górski and Karolina Jarosz in their article entitled The Tendency of Business Entities to Utilise Lease for Real Estate Financing present both barriers and elements stimulating the development of real estate leasing and compare two forms of real estate financing: credit and leasing in Polish conditions. The results of the conducted research on the real estate leasing show that despite a significant economic development in Poland, the interest in real estate financing is of a marginal character.

The second category includes a paper entitled Causes, Types and Evaluation of the Diminished Value of Components as a Result of Construction Defects in Housing, in which Sebastian Biel identifies defects found during the acceptance conducted by the Employer’s representatives and the apartment buyers. Based on his research we can conclude that generally these defects are very similar – mainly the absence of right angles between walls, scratched window panes and window sills, uneven and scratched walls, and also balustrade damage.

The third article covers spatial planning issues. Teodor Skotarczak in his paper entitled The Impact of regulations concerning the Shaping of the Agricultural System on Spatial Development, assesses the impact of changes introduced in 2016 in the sale of agricultural properties on spatial order and trade in agricultural properties. The conclusion drawn from data referring to the prices of agricultural properties in the period covered by the study allows to assume that the effects of changes in regulations on trading in these properties in various voivodeships are not uniform for the whole country.

In the last category which deals with urban development issues we have two papers.

Anna Stankowska, in her paper entitled The Development of Housing near High Voltage Overhead Lines in Urban Areas, presents the guidelines in force in Poland and selected countries around the world regarding the possibilities of housing development in the vicinity of high-voltage power lines, whose presence is accompanied by electromagnetic fields. Based on the research, the author confirmed the research hypothesis that there are not international standards and guidelines regulating the distance between power lines and residential development.

Finally, Sebastian Brańka, in his article entitled An Assessment of Obstacles for Place Marketing. Lessons from an Exploratory Study among Place Marketing Practitioners in a Suburban Area of a Big City, tries to fill the knowledge gap referring to the identification of obstacles for place marketing, in particular in rural areas and in smaller towns.
